If interested in purchasing, my asking price is: $750,000. The rental price: $4500/mo (fully furnished and includes gas, water, sewage, electric, trash, internet, and TV).

Note to GOVERNMENT EMPLOYEES (or anyone else in town for a variable time on a per-diem housing allowance): I understand the unique nature of trying to find housing when your per-diem changes. But I’m pretty flexible and have rented to plenty of government employees in the past by figuring out a creative lease that works for both of us. Since every situation is unique, all I can suggest is that you contact me and let me know your scenario or propose what would work for you. You’ll find I’m probably the most flexible landlord in town.)

Property Description

2 Bedroom, 1 Bath, Kitchen, Living Room, Dining Room, Deck, Finished Basement

Features

This is a high end renovation (with a very open floor plan) in a historic townhome on Capitol Hill. You’ll find features here that most high-end renovations don’t even have (custom copper kitchen hood, custom slate shower, crown tooth molding throughout, exposed brick, working fireplace (with ready-to-go gas hookup if you prefer gas), maple hardwood floors, high ceilings, dual zone central air and heat, a remote controlled “trap door” leading to the finished basement (you have to see it to understand), on-demand hot water heating (never run out of water, huge gas bill savings!) all recessed lighting with dimmers on every switch, stainless steel/granite kitchen with custom Italian tile floors and back splashes, his and her sinks in bathroom, jacuzzi tub with Italian tile surround, second story entrance to alley, built in 42″ plasma TV with high end sound system all hidden-wired, complete wiring for 2 CAT-5 (high speed internet)/video/audio/dual phone lines throughout, manicured front yard with pond and fountain, and much more.

Neighborhood Comments

The neighborhood is amazing. You won’t find a more quaint block on Capitol Hill. Even as Capitol Hill goes, this block just has some special charm about it. Stoop parties break out spontaneously, we have two annual parties, and the block (a one-way, half-block street) even has its own website: www.duddingtonplace.com. The block is home to a couple of senators, a few congressmen, Hill staffers, lobbyists, professionals, singles, couples, and families. Just come by the street and asking anyone–you won’t find a nicer place to live or nicer people to have as neighbors.

Location

This street is all about location. It’s a 10 minute walk to the new Nationals stadium. It’s 2 blocks from the Capitol South Metro and 3 blocks from the US Capitol Building. 3 Blocks from I-395 and I-295. Within 45 minutes of Dulles International, Baltimore-Washington Intl, and Reagan National airports. There is a Harris Teeter supermarket just a few blocks down the street, as is Eastern Market. There are lots of bars and restaurants, plenty of free street parking, and the list goes on… Location does not get any better.

Furnishings

Here’s the deal with furnishings: we furnished the house to fit it perfectly. The furnishings simply go well with the house and as such, it probably makes more sense for us to leave them here than to try to force them into our new house. That said, we realize many people will have their own stuff. So let’s put it this way: furnishings are negotiable. If you don’t want them, you don’t have to take them. But if you do, we’re happy to basically leave the place as you see it in the pictures. If the price is right, I’ll include the wife, cats and goldfish. ;-)

Showings

I work at home, so I’m typically here, all day, every day. So showings are easy. Just drop me a line and let me know when you’d like me to come by. brent@taoti.com or 202.544.1051
I dodge most phone calls, so leave a message.

Notice

For sale by owner. Seller reserves right to accept/reject any offer for any reason. Realtors representing buyers are welcome. Thanks, but I’m not interested in being represented by a Realtor at this time. If you too are not represented by an agent, note that I do have standard contract forms and such that you are welcome to use. My official advice is to seek an agent so that your interests are properly protected, as I am not a Realtor. That said, if you choose not to and want to do the transaction directly, know that I have done this before and am happy to help you through the process and provide the appropriate documents. We can factor in the saved commission to the purchase price.
