This 1-bedroom, unit was renovated towards the end of 2008 and still looks brand new. There is a bedroom, living area, bathroom, and a galley kitchen. The unit does come with a washer/dryer. There is also a large backyard that is a blank slate with which to do as you please, if you like back yards. The apartment is located about 20-25 minutes (on foot) from the US Capitol (or about a 5 minute bike ride.) It’s also just a few blocks from both the metro and metro bus access. A Safeway is also just a few blocks away, making grocery shopping a breeze. (There is a little corner shop just around the corner for small stuff.) And the unit overlooks the Fort McNair army base (thus plenty of added security.) For baseball lovers, you’d only be about 2 blocks from the new Nationals Stadium. Tailgate central! On top of all that, you’re still right in the heart of DC, very close to the waterfront, the Smithsonian, and easy access to the highways without having to deal with all the downtown grid traffic. (By the way, parking is VERY abundant!)

It would be fair to call the area transitional. It used to be ‘sketchy’ years ago, but it’s outgrown that. It’s no Rodeo Drive just yet, but the whole Ball Park and city revitalization projects have worked wonders in this area. It’s not the SouthWest of 10 years ago (or even 5 years ago). As transitional areas go, it’s often a ‘block by block’ type of situation. And this is one of the nicer blocks. The neighbors are nice and for the most part, own their homes. There are nice cars on the street. No boarded up houses or broken out car windows or anything like that (again, the military security surrounding the base provides that extra layer of protection.)

This property was newly renovated as if 3/1/08 (with new carpet and paint after the last tenant). The house itself is split into an upstairs and downstairs unit (a 30-something girl lives upstairs. She’s very nice and quiet—no raging parties or anything that are going to keep you awake at night.)

If you’d like to see the place, the current tenant is willing to show the place (typically in the evenings and on weekends.) Just email me with a time that works best from you, as well as any questions you may have. The place is available as early as January 15th. A 12 month lease is preferred, but I can be flexible depending on the circumstances. The first partial month’s rent and a 1-month security deposit are required to secure the unit. There is no application fee, but I do have a short application form if you’re seriously interested.
