This 2-bedroom unit (could also be used as a 1-bedroom with living room) was renovated towards the end of 2008 and still looks pretty new. There is a bedroom, living area (or 2nd bedroom–it has a door and closet), bathroom, and a galley kitchen. The unit does come with a washer/dryer.There is also a back door with stairs leading down to the back yard. There is also a large backyard that is a blank slate with which to do as you please, if you like back yards. The apartment is located about 20-25 minutes (on foot) from the US Capitol (or about a 5 minute bike ride.) It’s also just a few blocks from both the metro and metro bus access. A Safeway is also just a few blocks away, making grocery shopping a breeze. (There is a little corner shop just around the corner for small stuff.) And the unit overlooks the Fort McNair army base (thus plenty of added security.) For baseball lovers, you’d only be about 2 blocks from the new Nationals Stadium. Tailgate central! On top of all that, you’re still right in the heart of DC, very close to the waterfront, the Smithsonian, and easy access to the highways without having to deal with all the downtown grid traffic. (By the way, parking is VERY abundant!)

It would be fair to call the area transitional. It used to be ‘sketchy’ years ago, but it’s outgrown that. It’s no Rodeo Drive just yet, but the whole Ball Park and city revitalization projects have worked wonders in this area. It’s not the SouthWest of 10 years ago (or even 5 years ago). As transitional areas go, it’s often a ‘block by block’ type of situation. And this is one of the nicer blocks. The neighbors are nice and for the most part, own their homes. There are nice cars on the street. No boarded up houses or broken out car windows or anything like that (again, the military security surrounding the base provides that extra layer of protection.)

A 12 month lease is preferred, but I can be flexible depending on the circumstances. The first partial month’s rent and a 1-month security deposit are required to secure the unit. There is no application fee, but I do have a short application form if you’re seriously interested.

This house is a single row house, split into an upstairs and downstairs unit. They’re basically the same size. You walk in the front door, then there is a tiny foire, each with another locked door that goes into each unit. The reaosn the upstairs unit is two bedroom and the downstairs is one, is only becuase on the downstairs unit, you’d have to walk through what would be the 2nd bedroom, thus it can’t be considered a bedroom. My point is that while I’m renting this as seperate units, it could just as easily be rented as one whole house with 3 bedrooms and a living room (and two kitchens ;-) .
